I live right on the Kenmore/Bothell border and we're always looking for opportunities.

I know taxes can be very complicated, but could someone please give me the heads up on why it's financially better to invest over the border in North Carolina, than here in South Carolina?

There's not a lot of Alberta specific MF meetups because:Market size is smallMost investors think of condos/houses as opposed to multifamily (hence, less interested investors)Debt-financing is hard to come (relative to the US)Institutions are not as investor/landlord friendly (relative to the US)Lots of Canadians invest south of the border for all of the above reasons plus better returns/liquidity/currency diversification. 

I currently live in Mass near the Southern NH border so primarily interested in the Greater Lowell/Nashua area, moving to NH next month. 

I will be focusing on Fulton County, GA; and other metro counties that borders Atlanta, GA. 

I just did a class with Borders and Borders, any good title company would advise against it for the seller.

I'd prefer something very close to the border, but would be willing to drive up to 40 or so minutes past the border.

Shaker Heights is good but it can be street by street and some of the border areas could be a problem.Overall there are some great investment opportunities here but like many big cities there are pockets of both good and bad. 

I started my day yesterday awoken by Blackhawk choppers and a convoy of border patrol trucks and boats in front of my house....then by walking to the main road outside my neighborhood to see where they were off to. 

(and I say this as an avowed pessimist, bordering on misanthrope)Locate and attend local REIA meetings.
