Can they have a beverage of adult nature, or that also will have to be approved by you. 

They have conference rooms of various sizes but they have minimum food/beverage order requirements, the smallest of which is $500.

When a water pipe broke, I said I hoped it wasn't anything I did, offered him to come sit down and have a beverage.

Damage by candles, mud, pets, paint, wine, beverages, shoes, anything excessive should be billed to the tenant, that's for sure.
