A great way to start is by attending RE events and joining a local investors association.

For example, when most of my development clients started building their portfolios, they picked up properties in areas where at least 1 of 3 things was almost always present: 1) They currently or have previously lived in the area, 2) they have family or friends that attend religious services in the area, or 3) they regularly visit family or friends that live in the area.

If they close and sign up with us then we do a site walk etc and begin onboarding.I am also a broker who assists in finding the property, doing walkthroughs etc and I get paid a commission at closing from seller.Long story short I would expect them to give you an analysis of properties you are interested in for free based on the hopes of future business, if you want them to go above and beyond and attend showings etc then ask them if they are interested and offer them compensation for their time :)

I've attended several REIA meeting lately focusing on market conditions and cycles in CA real estate, and the keynote speakers have all touched on the point that SF is at the peak right now.  

I've regularly attended the auction in Brooklyn, but never bidded on anything.
