@Seth Deitchman Those are great goals:  Through Tax deed auctions you can certainly attain a profitable portfolio of flips/rentals if your Purchase Price is low enough to account for the rehab usually associated with Tax Deeds (as well as the other factors of course: neighborhood, market, etc).

There is definitely money to made in SS, and plenty of people are doing it.I'll also add to Mike's comments that small increases are easily attainable as (1) tenants typically aren't talking to each other about price (i.e. comparing their rent), etc and (2) most tenants don't find a small increase in price motivation enough to spend money on a moving truck and spend a weekend or more moving their belongings to a new facility.

probably not what you want to hear but no experience and 100% LTV and 100%  rehab funding simply is not in the market place.. the only people that will offer that I will say with 99% accuracy are scammers telling you what you want to hear to beat you out of small amount of due diligence money or application fees and will never fund.. this simply is not attainable nor SHOULD it be..
