I want to refinance it about 12-18 months later into a bank loan. pull out money to pay off the HELOC and enough for a down on a 2nd house or duplex.

Proof of funds would be a bank statement or some other document indicating the liquidity you have.

Get the bank financed property first, while you have the DTI.

Typically seasoning means that the funds have been in a bank account for a set amount of time (usually 60 days), so ANY lender should love that....I thought maybe you meant un-seasoned funds?

Makes banks happy, but not what you want if you are concerned about your bottom line. 

Most people don't qualify for that relationship.The seller financing will not show up or affect the credit score.However, when applying for a loan at the bank or especially a Federally Guaranteed loan, they ask on the application for ALL Loans, whether  or not it shows on a credit report.

If you are going to make more having it in the bank where you have to do nothing, then why not do that?

Should I talk to an appraiser before the bank gets an appraisal?
