For someone that's not as conservative, or a different view on the cycle, they might have a different opinion than me on all of this.2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

Then again this would also mean that I'd need to build a small team, and I'd need everyone to perform whereas they're bringing it all in one.Another big thing here is the risk - as I said above I have a fairly pessimistic view about the economy in the next couple of years..

I view this as more problematic because the concept is so elementary anyone with a pulse can do this and many actually execute on bad investment decisions and and will be in a vulnerable position trying to navigate these liabilities while the coaches collected their fees and have no downside when the real estate investment fails.
