I know that a "subject-to" (sub-to) arrangement might work, but is there a way to release the other spouse from liability when using sub-to, or is refinancing necessary?

I did NOT take “floor time” and I arranged to forward any buyers, sellers, tenant or landlord leads I received that were not related to automotive properties to other brokers in exchange for them forwarding their automotive property leads to me.

I feel pretty fortunate with my current arrangement.

Where would we go about finding someone in our area that would be interested in and Airbnb arbitrage arrangement? 

We allow the seller to leave anything behind they don’t want to deal with, and we minimize disruptions by arranging only one showing.

I understand the arrangement is certainly different, but from a practical standpoint it isn't much different than a licensed GC staffing a team of laborers, who are actually doing all the work, and the GC checking in on quality of work.  

In this arrangement, similar to the co-sponsor arrangement, if you reach out to the "main GP", you are NOT an investor with them.  

In fact its the EASIEST service call I get since I can arrange for the replacement within just a few minutes.

You can, however, ask a Realtor to just list your property in the MLS for a flat fee and do nothing else, meaning you answer any and all enquiries, show the property, do your own negotiations and make arrangements for the closing with either a title company or a real estate lawyer.

The list of items will probably cost me $15k and take more than 40 days to arrange given that I have a full time W2.
