Since you are not doing super high end finishes as mentioned, doing high end flooring and all other stuff just above builder grade does not warrant tile or full wood flooring. 

Hello @David Calme, Could I get a list of the MHP funds you mentioned as well? 

This is where I would focus, as these are the same attributes that attracted those responsible for the larger projects like the Bellweather District you mentioned in your initial post.With your budget I would recommend NW Philadelphia (Germantown and Mount Airy in particular).

The other thing that concerns me is you mention that you are both high income earners but that you are “trying” to save an emergency fund.

There are more factors than just the community (#beds, level of theming, location to the amenities, style of home (single family, townhome, condo) and others) But I would strongly advise to stay within some of the same communities you mentioned like Storey Lake, Windsor Hills, Championsgate and a few others if cash flow is your goal.

Some of those included those previously mentioned windows.  

Just make sure you mention it in your listing description so expectations are met if they do need to access it!

Your response will allow me to make sure my contractors are aware or include some of these things you mentioned during your conversion.

As for the zip code you mentioned, some of the areas in there are nice due to steady rental demand, you just want to be very careful on the neighborhoods you select as some areas will be better than others.

I like the idea of virtual staging—it seems like not many of the similar properties I mentioned are staging at all, so I think that could be a definite way to separate my photos from the others.
