Home prices under $300K abound but most are poorly maintained. 

It's a great place to enjoy water sports, such as kayaking and paddleboarding.Miramar Beach: This beach is located just east of Destin and is known for its wide expanse of sand and clear blue water.

@Daniel Nobile…since they may use the home themselves from time to time, they want something more with lakes, hiking trails, and water sports to include fishing/crabbing.

My current experience has been one where there isn't full disclosure, product and services mini commercials..... things that were never requested have now become the focal point, I'm just super busy right now....yet you offered and insisted you would be a resource, opportunity seekers abound (the conversation was centered around you being an active buyer in the market AND now the conversation is about why you'd make a great JV partner). gurus... just send me x amount of dollars and I can help you, established "good ole boys/girls" cliches. 

But in Texas, opportunity abounds.  

Strangely optimistic numbers abound beyond that.

Shortfalls for local and state budgets abound.

Brooklyn, Brooklyn Park, Dundalk, Essex, Northwood, Parkville...These may not have a lot of multi-family opportunities, but single family cash flow listings abound.

EXACTLY  fake lenders abound a lot of HML out there these days will give you a pre qual letter by just asking they are worthless..
