I was looking here in the forums for insurance company recommendations and one company stood up so I went ahead and contacted them.

Most people stood right over the pin and dropped the ring on it.

@Janeile Cudjoe-Myers A few things that quickly stood out to me - that may or may not be an issue, but I would research further - are the restrictive covenants and the "city owns fee simple interest in the land". 

@Steve HallI’ll respond to your points in reverse order because it’ll make more sense to our situation. 4) In my own naivety I thought we could get a discount if he stood to make as much or more by financing it himself.3) We are willing to pay 5% because of the assumed discount, smaller down, and no mortgage insurance.2) True, but we thought there would be an advantage by avoiding mortgage insurance and having a smaller monthly payment.1) Yes, we can qualify today. 

If more people stood up to corruption we would have less of it.

I am new, never done a deal before, so I would ideally like to start out in my local area.Turnkeys initally stood out to me because of the ease of process.

The first time someone says "I'd like to find a property in Whoville that could be a good rental" and you can say "I was looking at some just the other day [see number 1] and there was this one that stood out to me as a good investment - I'll send you the information", you will feel like a rock star.
