You cannot make money here buying and renting single-family homes like you can in parts of the midwest or the south.

Prior to the GFC I had a pretty robust HML company with 20 plus employees doing 60 HML a month through out the mid west Rust belt and deep south by 2010 It was over like 95% of all HML we all got our butts handed to us..

Clayton county and the south part of Fulton (specifically College Park) have been great for us.

Real estate is big ticket and a lot of people can get hurt in one transaction if it goes south.

For example Airbnb collects and remits all state and local taxes in Pinellas County but only does 1 of the 2 in Bradenton county just south. 

I own a unique mobile home park in South Carolina that's relatively small (5 acres) comprised of 12 lots (I own 8 of the homes while the other 4 are owner-occupied and charged lot rent) along with a house (3 units). 

Not sure if price wise it's too late though.I also one who invests in the midwest and previously in the south.

For example, if you're talking about areas south of Waynesville, plan for the entire process to run at least 2 years.

To clarify I’ve been looking at the south/north austin area.
