There are of course (sneaky) ways to inspect the property without tenant being aware of the sale discussion (posing as insurance agent etc), however I do not want to run this business in a sneaky way, and even create a perception of being scam-y or sneaky with the customers... 

I have not looked deep into your market, but I have this perception of high $$$ to jump in and maybe I need a few more properties before I can come over to your neck of the woods, but maybe I am wrong, so please feel free to educate me if so!

What she also told me was that the courses whether online or classroom don't really teach "how to be an agent", like the perception that one needs to have when dealing with clients.

It can create the perception that you have excess money.I treat my tenants with respect, but I would never even consider mailing a birthday card.

The book makes you think outside of what Society has taught us.

I am very interested to venture into Real estate and learn to  see what's in stored for me and what I can give back to society.

Talk to any tax expert and they will tell you that the majority of the tax code is designed to encourage the populace to start businesses that provide the benefits to society that the government deems desirable.

Fortunately society in general sees things differently.

What we need to ensure is there is a dominant perception that you can make it in America.
