Granted I have 7 buildings and I just haven’t had that many problems and so far my only real “emergency” was caused by a tenant under the influence of who knows what who overflowed a portable washer he shouldn’t have been using in the first place and flooded the downstairs unit.

Also, upon looking further (I went back) I noticed that mold is in other places of the bathroom, like the closet, which is hard to clean.

I will be adding a utility closet in the 2nd floor full bath to store linens etc.For added value, I would actually add the washer/dryer.

Updated the appliances, updated the windows, updated the electrical, replaced the HVAC, reframed the lower bedroom utility/laundry closet to open into the hallway instead of the bedroom.

Notes are portable and can be sold on the market. 

I turned the master closet into a small game/arcade room.

I am a cabinet contractor and I redo kitchens, bathrooms, closets....I go through this process with a lot of my customers and its very exciting to see the transition. 

After I was done pulling a permit for a garage conversion to give me a proper master bdrm, walk in closet, mud room and last but not least 2nd badly needed bathroom (it should be against the law to only have one bath in a home) I got quotes for a "rough in" for the toilet in the bathroom that were anywhere from 7k to 22k.

And it hasn't fallen apart yet...LOLShower Mat - Everyone keeps putting mine back in the closet and not using, so it stays really clean. :)Shower Curtain - Yes definitely the inside liner, to get rid of water spots and any of that ugly orange growth.

I am interested to add a closet, a wall, and a door.
