I was looking at doing a combination of LTR and MTR/STR (to travel nurses/business people) to have a little better cash flow.

As of now, fix up the property to build equity then begin renting out to travel nurses in one year.

Traveling nurses for medium term rentals or you could use it as a STR for college graduations, etc. as it's not far from many schools.

During the pandemic I was working with several traveling nurses who were looking for short term rentals in the area, close to hospital systems, and were willing to pay 50-70% over market rent for 3-6 month leases. 

And if my husband would let me I’d rent one of our guest bedrooms to a travel nurse. 

The 3rd is beginning her nursing career so her stuff is solid.On a personal note, I had to put myself through college with no help from anyone but always worked hard and paid my way.

Knowledge and experience only come in hand after you've made those mistakes in life and business. nursing is a guaranteed pay check !

I have a couple of 2/2 houses here in the area and I was contemplating making them mid term rentals for the traveling nurse/insurance company play, but I was wondering if anyone is in that space and if its doing well?

Hi Adelaide,For STR - you are going to get most of your business from all the sports events -- racing - Indy 500, football -Colts, NBA - Pacers, WNBA - Fever (Caitlyn Clark), We just hosted the Olympics swim trials, other events include Big Ten Championships, NCAA tournaments (NCAA headquarters here), and the Combine (recruitment for NFL).We also have a pretty busy convention center -- not huge like Vegas or Orlando, but it is solidly booked year round with events like ComiCon, GenCon, Firefighters Association, Future Farmers of America, Candy Expo, and various others.For MTR, you are looking mostly at traveling nurses and medical personnel, you also may get contract workers for the larger corporations like Lilly, Sales Force, or Rolls Royce.Happy to hop on a call and discuss further.
