Though my property is within 2 blocks of the community college, a private university (Simpson) and a school of ministry, plus adjacent to a convenience store, and public transportation. 

I too wanted to do something like this but I started from a perspective of homeless ministries.

The property is close to a new ministry school with 3000 students (no dorms) that is doing a 96 MILLION dollar expansion.
