Can u financially support these places if another repair comes up till reserves are met.that is what I would ask myself.

Just wanted to chime in since I did have some first hand knowledge and like everything paid training wise on BP there is a definite bias AGAINST and a thought process U can learn everything for free on BP and you should save your 9k and buy a 40k house in the mid west LOL.Lastly on the phone pitches and again to be as honest as I can be based on my experience.

I have property at the edge of Lehigh U that I thought would be for students when I first started out there. i quickly realized that student housing, especially in the smaller school, is a totally different business with different expectations and requirements, not to mention yearly turnover and parent involvement.

Out our way U certainly can go direct to the listing agent no problem.. its how my wife sells a lot of our houses of course we co op with buyers agents but we probably sell 40% of our homes ourselves as a dual agent.

U have a few top producers then you have the rest..

It’s been sitting on market for $2.8M…. chris what type of property.. commerical  MF   or SFR vacant etc.. to this makes a huge difference.. what I have seen over the years is high end SFR s  U know the 12k sq ft mansion in Atlanta where they say the value is 5 mil.. but no one will pay more than 3 mil.. so to me those are impossible to value.

I once had a family pull up to a house showing driving a U-Haul truck and wanted to move in that day.
