I installed smart devices (Nest, Lock, Security System, Garage door openers, Blinds and others)  in my property before listing it on AirBnb.

Now if they come to me with a business idea, then I will take that idea into consideration but I won't blindly fund their ideas and dreams.  

This is all my opinion of course, some people are happy to blindly outsource and get mediocre results.

@Brett Deas,there are several factors here:First, if your investor base is used to specific assets, where they have full(ish) visibility of the asset, convincing them to invest in a blind pool fund is hard.Second, it looks like you graduated high school a couple years ago, so presumably your track record is only 2 yrs old.  

Instead just use knowledge gaps, unforseen variables or blind spots etc.Now to answer your question, yes in fact, since as you already know having owned a house, tax returns and 1099s, I was easily able to figure out how many houses I would need to beat the market at 25% down.

Most homebuyers walk into a home with broken weird color blinds, gross dark burgundy and mustard paint and an old icky pink carpet and can't imagine the potential.

No wonder we go for realtor-contractor-PM self-help way rather than blindly trusting a one-stop-shop to make the most for us.

So far, I've installed vertical blinds for the sliding glass doors, covered the lanai with mesh and added a whole-house water conditioner, which also includes the reverse osmosis system for the drinking water.What was the outcome?
