The goal of an IB policy is cash accumulation - not death benefit.

There are no quarterly reports. 2024 q1 and q2 are over and the storage fund has not issued any distributions because the income statement is losing cash.

I bet that cash flow is crazy since expenses are low.

There will be multiple markets you can achieve a 7.5% cap rate especially if you're buying with cash.

I don't see you getting a huge amount of cash out of this property with a new loan, anyway.

If anyone tells you that you can get 15% cash-on-cash it's either a scam or ultra high risk.
