That's the key component that is usually missing when I hear other entrepreneurs/investors say they don't like QBO.Something else to keep in mind is your entity structure and how your entities file tax returns.

Or did we miss the part were your agent did put together the mutual release and send it to the listing agent ?

Via form 3115 you can do a depreciation catch up and capture all the missed depreciation that you would have received through a cost segregation study. 

If you miss on fence, landscaping, etc, these are small and you can recover.
