In these areas, our preferences tend to be tile (porcelain {preferred}, ceramic, or, in the right property, stone); cork (higher end units); linoleum; vinyl (sheet or plank); hardwood (again higher end units) or concrete (need the right style and property).

Dear BP family,I received a lead from a middle-income neighborhood and I am trying to figure out the best strategy considering the following:Empty-nesters tired of home owners dues every six months, have a few recreational toys they are tired of paying storage so they may want to move if the price is right. 158K is still owed on the home but has been assessed for 204K Comps show that the ARV is 250K We are overestimating that the repairs would be 20K max as it is only 9 years old, granite countertops, hardwood and porcelain tile floors in good condition, crown molding, etc.4 bed/2 bath2681 sqftBuilt in 2007We personally don’t see this as a flip according to our numbers and while doing the numbers for a rental, it looks to be a negative cash flow…and that was without adding the HOA fees every six months.We are trying to look in the best interest of both the investor and seller.

A better quality vinyl will have a thicker finish/wear layer and will often have a base closer in colour to the finish (making cuts and deep scrapes less obvious).In addition to laminate and vinyl, there are many other flooring options: tile (porcelain or ceramic); linoleum; hardwood (engineered or traditional plank); bamboo, etc.

@Jordan Lagrassa so, Jordan knob and tube wiring is very old... it is called this because they would run single wires thru spaces and attach the wire to a porcelain knob so it wouldn't contact the wood for the most part and when the wire came up to a wood member to pass thru it they would drill an oversized hole and slide in a porcelain tube kinda like a mouthpiece on a trumpet....kinda and then run the wire thru this tube.

I know I saved a lot of hassle and money that way.I'm glad I knew how to do some jobs myself, so I could save the installation costs on things like natural stone tile - it isn't any harder to install than porcelain or ceramic, but looks 1000% better.

As to the tile, when I lay that "Porcelain fake wood" I don't lay it as a tile, as I see they have done in your photo, @Aaron Mazzrillo.
