I believe it's an advantage to do a live in flip as you can go at your own speed and make improvements on your own schedule and even do some of the work yourself and gain some experience. 

Now that more user-friendly options like Zillow, Trulia, Hotpads, etc. are gaining traction, Postlets seems to be the way to go, at least in my market (NW side of Chicago).

If they are rational, which they are not always, they would let every property go at the sheriff sale for that same 30-40% los, but they do not. 

If the new owner evicts all existing tenants is no concern to me (but is very foolish imo).When selling, I highlight the turnkey opportunity and let it go at that.Just my $0.02

I always have printed applications and qual criteria ready to go at the showings.  

Then depending on the available comparable units I set the price in that range (more competition I go at lower end of the range, less competition I go to higher end of range).  

I went driving for dollar 2 weekends ago, I want to go at the recommended times during the week but I work 7-5 everyday.

I have a family, so I can't just quit my job now to go at it fully.Will a brokerage hire me if I do not have any experience?
