I would explore hard money or bridge loans and maybe use the HELOC to fund a downpayment or something.

You could get away with 10% possible on a bridge/ fix and flip loan if it needs some love then cash out refi on the back end.

(Say having 4 bridge loans out at once) Maybe trying a direct mailer and see if you can get a property under contract without a wholesaler bringing you a marked up deal?
