Anything metal that is outside will need to be oiled or protected monthly from the salt air, door hinges, doorknobs, gates, hooks, handles, bikes, light fixtures, chairs.

Our home is situated within a gated and secure development that is a short 25 minute walk to the center of SMA, the heart of the city.

In Milwaukee it is seemingly still relativley easy to achive $200 a door out of the gate.

A vast majority of them have 100% equity which is a beautiful gate to seller finance which I feel will be the most profitable.

I feel more inclined to just make sure the property has good lighting, solid doors and I will have security gates on all first floor doors and windows. 

That saves you $150 per month right out of the gate but it will probably be offset by the closing costs and the increased rate.

My guess is you probably have your reasons for not wanting to list it out of the gate, but my $0.02 is that even listing it publicly doesn't disqualify being able to seller finance it FYI. 

Of course most investor out of the gate say they will never sell they are in it forever.. but we know thats just wishful thinking properties in the US turn over on an average of every 7 to 8 years.. 

house hacking has been mentioned here and I'd 1up for that as well, for sure the best way to get your first property, but in generally the path you are on into the brokerage and scaleable income is the way to go and what I wished I did right out of the gate.  

and cash flowing out of the gate on a vanilla LTR is not happening right now unless you pay cash.
