To me these numbers are staggering and while I don't have a crystal ball, it's hard for me to imagine a scenario where taxes do not increase in the very near future to try and "right the ship."

We are looking at a property that has the typical old interior stairs that are just short of being a ladder (reminds me of Navy ship stairs). 

Yup DSCR loans easy to get into hard to get out and a disaster if you miss any payments or have other DSCR issues along the way you jeopardize your entire portfolio.. use those with extreme caution and make sure if you dont understand it all, this is one of the few instances I think U need to have an attorney review and explain all the Covenants of these loans and what they mean.

I purchased land from them and all seems ok, i didnt get a title at first but it was the fault of the title office not ray, they said they sent it and it was delivered (it wasnt) and i had to pay $25 for them to ship me another one.

Figured I'd have it shipped to the cleaner, but interested in other people's preferences. 

Here are some of the responsibilities.Financial Management:Overseeing the HOA's budget and financesCollecting dues and managing delinquenciesMaintaining financial records and generating reportsCommunication and Administration:Acting as a liaison between the HOA board and residentsDisseminating information through newsletters and noticesResponding to homeowner inquiries and concernsScheduling and facilitating HOA board meetingsMaintaining the Community:Overseeing maintenance and repairs of common areasEnforcing the HOA's Covenants, Conditions, and Restrictions (CC&Rs)Managing vendors and ensuring adherence to contractsSupervising common areas like pools, gyms, and landscapingOther Responsibilities:Planning and organizing community eventsHelping to resolve disputes among residentsStaying compliant with local and state lawsThe PM doesn't go on-site is very weird, it's called Property Manager for a reason, to oversee the property. 

Talk to these people in person and steer the ship in the correct direction or end up with an eviction (nobody wins).

I have already moved through that phase of the process and am hustling every single day to right my ship.
