I'd say the same about appliances. 

I feel like this deal pencils at $365-375k but need to add a bathroom, redo kitchen and existing bathroom, close in garage port for more sqft, + cosmetics and new appliances.

The only things left for me to do was to add appliances in the kitchen, add a fence in the front and had a lot of tree that were almost falling on the house after hurricane Baril, so I had to spend almost 5k in cutting the trees.

It's a good investment, as it will prolong the lifespan of water heater, some appliances (dishwasher, washing machine) and fixtures like faucets and maybe toilets.A. is ridiculous, as hard water is clean water.

The appliances are also all brand new installed this year- fridge, dishwasher, and washer/dryer. 

You're taking all of the up front risk with zero control or equity upside of the property.My recent example of $11k is for a 1200 sq ft SFH that included a couple of appliances.
