Also, watching the webinars I understand that 90% of deals are not deals.Most of the properties I have seen are ancient, built around 1900.

Hey Guys,I have a question regarding the best methodology of transferring a property for my situation.I am in California state. 

For ADU's - I've seen older posts on them being attributed limited value despite the additional sqft, bedrooms, bathrooms, etc. they add to the property, but the methodology seems to be geography specific.

Welcome aboard One thing for sure if you haven't done it there is a section on the website that allows you to select professional people from your area those would probably include insurance people but even if they don't consider reaching out to people like realtors or other investors that are in your area and ask them for recommendations assuming you haven't already.I myself live in New England pretty much every single house is ancient or at least every other one.

Personally, I highly recommend the EOS methodology from the book Traction if you are looking to build some structure on the idea.

Also, keep in mind that same methodology applies to rental rates too.

And I am like forget the comps that ancient history in this market. 

Homes that old are subject to all sorts of issues ranging from knob & tube / fuses to shrunken cedar posts supports to ancient plumbing, so the inspection is not only key, it will also be a way to negotiate pricing down post-inspection.
