@Alex SilangFirst I assume it’s a month to month lease as you cannot raise it if it’s a long term leaseFor me that is not something I would do, If you want to raise it to market rent then do it, don’t adjust rent because you had an unexpected cost.What if they turn around and walk?

I dont know the market in Las Craces.....but in the DC area, we definitely have a seasonal adjustment on sales, and if the property was here, it would have been listed at the worst possible time. 

It's pretty hard to set a line because the same people will just adjust the text to avoid the line, but still be reverse trolling.

Ive worked with them before for another displaced family and it was great, they even adjusted the rate mid stay and was a big financial win for me. 

@Eva Sha In my experience, lenders only adjust the interest rate for someone with greater experience in real estate development.

That's why they keep having to adjust the clocks with leap year and at other times as well because these rules of thumb are not perfectly accurate.

Just make sure your attorney reviews it and make all necessary adjustments prior to signing.

After doing quite well in the CT market space, I’m finally starting to adjust to the Ca market.I think it’s key to be in the know about off market deals, for both your primary and investment. 

It will help you analyze deals quickly but you will likely need to adjust some of the figures such as rent, % towards vacancy/cap ex/maintenance.
