@Travis Bobo  the written gurantee is WORTHLESS  they just fold up and move on.. what are you going to do.. there is no free lunch in real estate and there is no buying your way into success its earned and its dog tough do not let anyone tell U otherwise.. listen to Steve he knows as well.. he is a for real investor who does deals..

U can stick build for less.. they work in areas that will be very lax or dont have building permit regulations etc etc..

Since it’s in a specific area of the city, we are designing it in a U shape which goes well with other buildings in the neighborhood.  

You need more specific city code for a specific site.Rezoning is definitely possible, just adds time and money.I'm a U Miami law grad, still very active in Florida with clients so let me know how I can help.Ron
