I think that there are 3 reasons why Financial Planners aren't able to handle this:1.

There are many reasons but near the top of the list is their cost versus the value add. 

Invested $40 k there. 

There are HELOC and 2nd loan options that might work for this property.

There is no reason you can't do this in College Station or wherever your home town is, or in Dallas.

However, there’s an entire industry dedicated to financing real estate investors and business owners without relying on W-2 incomeIf your business is outside of real estate, there are bank statement loans or asset-based loans that consider your overall financial picture rather than just W-2 income.

Compared to rehabbing where the asset is already there regardless of the repairs needed.
