Have you considered installing a smart home monitoring systems, which would spare you the need to carry around a camera? 

I can't put on a tyvek suit without a camera in my face!  

Plumbers put a camera down the line and said that the cast iron drain has collapsed somewhere in the middle of the house and that they need to excavate through the foundation to repair the line digging up multiple rooms $$$$.  

If that works well, put a fence up and security cameras.  

ONe way I have solved the problem of having to show to lots of people is by making a simple 5 minute video tour of the property that I made with my inexpensive camera (me walking through the property, talking briefly about the features of each room, etc.) and posting on you tube.

The cleaning and damages rules may be difficult to enforce unless you have security cameras in the common areas, and if you do I would get the legality of that checked with a lawyer as well and disclose it in writing to all tenants.The rent grace period is also influenced by local law.

You could always pay to have the lines scoped with a camera.
