I would consider pay stubs reliable, but only if you contact the employer and verify employment.

So I thought it wouldn't hurt to hit up the BiggerPockets Forum and see if I can trade vendors\contractor contact info that I have found to be reliable and do good work for others who might have some of the industries I might need.

TLO gets very expensive at a dollar a pop, I was using it because I was under the impression it was the most reliable and up to date information. 

These tenants were OK until halfway through their 2nd year (I extended their lease—also big mistake)I now understand, anyone wanting to rent my house will put on a good show of how reliable and honest they are and how they admire me, until we sign the lease.
