South TucsonNot a lot of options in Oro Valley, Rita Ranch, Cat Foot and other otherwise desirable parts of town.You can also further segment based on price point, tenant demographic, whether you want to accept students/Section 8, proximity to hospitals and grocery stores, etc.Hope that helps a Tucson buy-and-hold investor out there somewhere :-)

Very interested to hear what people are already doing in the multi-family space, I'm new to BP and the multi-family segment is what interests me the most so far.

Because of the laws pertaining to recourse on the loans many traditional banks are not interested in us for a variety of reasons (no local member, low end segment, single family homes, etc.)This has us mainly looking at 2 different options. 1.

That said, there are always buying opportunities in all market segments and paying all cash in what is still a historically low interest rate environment overall doesn't make the most sense to me either. 

It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

The segment of the population that matters are those who'll rent a 1,000 sq ft 3 br, 1 bath cottage in Parma Heights OH, and THAT segment of the population is exploding in Cleveland. 

For example, is the market segment between $500,000 and $750,000 the same as the market segment between $250,000 and $500,000?
