Personally I donate to every kettle I see, I round my change up, give a donation to every pancake breakfast for a charity, spaghetti dinners, fundraiser for every child with a disease or that has been in a car accident I can.

You are at 1.51% rent to acquisition price ratio (the 1.5% rule) and with $3500+ in gross rents (I am assuming this is a multi family) you do not need the 2% rule to make great cash flow.One thing I would question is that you took out approx. 8.5% for vacancies, then used the 50% rule (which already includes a vacancy factor) to take out operating and other costs (plus you rounded that up, nothiing wrong with lower expectations and nice surprises later) thus you have accounted for vacancies twice.

We have two nice rivers, can play golf year round and have access to the beach, Napa or Lake Tahoe within two hours and there are still investment properties that cash flow a 10% COC return.

I would ask them about rental rates, average occupancy rate (year 'round), sales tax rates, their fees, and about any local laws or ordinances affecting vacation rentals.
