I thought that maybe paying cash, I won't have to worry about mortgage and just reserve money for property tax, insurance and future home repairs. 

The difficulty in confirming proper notice is one of the reasons title insurance companies are reluctant to insure a tax deed without a separate quiet title suit.

Just want to be careful on which broker/lender you use because some of them have a prepayment requirement and try to stick you with a 3-5 year prepay.There is also a 40 year I/O interest only but its only fixed for the first (10) years.Make sure you know how many months reserves they require before you get to deep into paying for the appraisal and then find out the deal is cancelled in underwriting.

The key is to make sure there is enough cash flow in the portfolio and enough reserves in the account for capital expenditures.I believe house hacking a primary residence is the best way to generate wealth.
