I have a few questions - (1) could I get a 2nd lien so I can preserve the rate on my current mortgage?  

So when I sit with the seller, as long as the house is in good shape, good location, good layout, and the seller wants to preserve the small amount of equity they have, and they don't mind helping the buyer buy their home on terms, I'll see if the home seller wants to look at doing a 1) lease option assignment or a 2) subject to, or a 3) wraparound purchase.1.

So here lies the question... my goal is to scale my business while preserving as much of my own capital as possible...

Assuming you and your partner want to preserve their equity but fix up the homes for higher rents and have your investment protected, but it does sound tricky with the other partner involved.
