Last summer I decided to take the plunge and buy my first single family home ("SFH") to rent, so my money could start working for me instead of me always working for my money.  

I think I need to take a couple steps back before taking the plunge at the courthouse. 

I am comforted by the community here at Bigger Pockets and knowing that it is not only filled with new investors looking to take the plunge like I am, but also with seasoned veterans that prove REI to be a great option to grow personal wealth. 

I am ready to take the plunge and buy that first property.

I believe that if you follow your passion, and are good at doing what you love, you will truly be free (make a lot of money and also never "work" a day in your life).Taking the plunge is not an easy thing to do and shouldn't be taken lightly, but I have never met 1 person in real estate who doesn't love what they do and the freedom they have - but nearly everybody I've met in the corporate world wants to get out...that should tell you something!

I was overseas last year when I made the plunge. 

If I were you, I would take the plunge with the first step and get in contact with the owner.

Of it's in a less than direable "rental neighborhood" which it likely is as most 4plexes are, you'll be spending most of your time dealing with problem tenants and plunging toilets.  

Now I feel like taking the plunge and take it to the next level.

Still don't trust anyone to take the plunge but looking in both those area..
