@Jacob VorreuterBelow is an example of a syndicated deal as it pertains to real estate funds.A partnership will receive contributions from partners.The partnership will use these funds to acquire a piece of real estate.At the end of the year, the piece of real estate generated rental income/losses.The Partnership will distribute a "K-1" to each investor for their share of income/loss.The investor will include the information from the K-1 to complete his tax return.If the partnership decides to sell the property - the partnership will generate a 1231 gain/loss.The partnership will distribute the K-1 with your share of 1231 gain/loss.You normally are not taxed on cash-distributions but your share of the partnership's income/loss.Another tricky part is that you have to keep track of your basis in the partnership.Unless you have some level of participation in the partnership; you may not be eligible to take losses in the year the partnership generates them unless you have passive income from another activity to net it with.
