I also believe it’s easier and faster to turn over a property if all you have to do is go in and clean and spot touch up your beautiful neutral color that you know the formula for and sheen.

I.e. as a guest, if I leave a neutral review of a host (because it is dirty, there were not enough towels, etc) the host can then leave me a negative review and limit my ability to stay in any airbnb again.

If the rental property is sold, then any prior carried forward losses for that property can be taken without regard to the net passive loss allowance cap or income limitations.With this said, any business entity appropriate for a rental property activity would be tax neutral.

The protected classes of the Fair Housing Act are race, color, national origin, religion, sex, familial status, and disability.The guidance states that when a housing provider’s seemingly neutral policy or practice has a discriminatory effect, such as restricting access to housing on the basis of criminal history, and has a disparate impact on individuals of a particular race, national origin, or other protected class, the policy or practice is unlawful under the Fair Housing Act if it is not necessary to serve a substantial, legitimate, nondiscriminatory interest of the housing provider, or if the interest could be served by another practice that has a less discriminatory effect.
