There are a lot of active rentals on the market and some are better and cheaper than mine even though I think my rent is below market value. 

Before people get in my DMs or up in arms about how important interest rates are please take a moment to read in its entirety to understand what I mean.As a mortgage broker and banker, I often hear that a client of mine is "shopping" interest rates. 

Exceptions are when they cannot be put in the tenants' name (I have that for a few of mine, I get the bill, and the tenants pay me that amount) or if you have two units on the same meter so you don't know how much each unit uses.

A tenant of mine is refusing contractor to come in for major repair, although I notified her a week in advance.

Personally I wouldn't buy any property occupied, I'm interested in the asset itself and will decide how I operate said asset.
