You most certainly would NOT want a liquor store, bar/restaurant with loud music, strip club, or anything like that.  

I was thinking of putting a clause in the lease simply stating that the 'tenant agrees to abide by the rules set forth by the property manager' or something to that effect (obviously have an attorney review).The rules would be guidelines similar to an HOA set of rules like "no loud music or excessively noisy pets, clean up pet waste, no parking on grass, no broken vehicles, etc"How do multifamily property managers handle these?

I have three of these and I manage them much as I do balance transfers on a credit card, playing musical chairs with the balances in order to keep the interest rates down. 

He has continued to pay rent, but he has:Played loud music after midnight (Lease rule addendum violation)An unauthorized occupant (Lease Violation)Smoking in the apartment (Lease Violation)Possibly the unauthorized occupant is selling drugs.

Recently I learned from multiple neighbors in the community that the police got involved many times because this tenant plays loud music at nights and rides his unlicensed motorcycle up and down the road.
