In talking with my agent later, she said that a lot of buyers are scared off because you can see the beams, and know there was something wrong with it.Having the paperwork, and even better some kind of warranty would help to ally that fear, though some may react negatively out of instinct.

Where the roof leaked and was patched you also need to look in the crawl space and make sure there is no rot or mold on the beams between the ceiling and the roof.
