You can probably find case law supporting both sides for the same topic if you were to go to court.I would consider rooms with a few nail holes in the walls for pictures and such to be normal wear and tear unless your lease specifies otherwise.

I also know a professional property manager is more efficient, has better marketing, established policies to handle problems and prevent losses, knows and complies with the law better, and more.But maybe you can do it as well as the PM.

The laws are vague on this and certainly dont want to be in violation but not sure what to do.
