I don't know how much this property costs but I think you're skating on thin ice.

I figure it would be somewhat seasonal, with an occasional ice fisherman in the winter.

its about parking money and letting the tenant pay for your home.. if you get money on top of that that's the icing on the cake..

Ice damming is real and creates water intrusions, when the gutters start backing up with snow, the warm roof melts the snow, but it refreezes and expands getting under shingles, and then into roofs.

ALSO, over the past 30 years I have had several refers where the tenants decided to defrost the freezer...using a sharp knife or ice pick, and puncturing the cooling lines.

Stick to basics...free standing self cleaning ovens with coil stove elements; refers that do no have through the door water or ice; and if possible (more and more difficult to find) no "digital" touch pads.

The A/C line going into the condenser had ice around it.

Refers do have higher maintenance, but again we limit replacement choices to basic units without through the door water or ice.

One winter I even dumped bags of ice around the trunk during cold snaps to help simulate winter.I know the tree species really wasn't your point, but I had to share.
