Ice damming is real and creates water intrusions, when the gutters start backing up with snow, the warm roof melts the snow, but it refreezes and expands getting under shingles, and then into roofs.

ALSO, over the past 30 years I have had several refers where the tenants decided to defrost the freezer...using a sharp knife or ice pick, and puncturing the cooling lines.

Stick to basics...free standing self cleaning ovens with coil stove elements; refers that do no have through the door water or ice; and if possible (more and more difficult to find) no "digital" touch pads.
