Hello,looking for agent that has done 1031 exchanges and is investor savvy in WA state, particularly around the Tacoma area.Relinquish property is closing in a little over 3 weeks and I want to be under contract and ready to close a few days after the closing to minimize risks of not being able to meet the deadline.I want someone that is familiar and has done owner finance as I am trying to say within the amount I am getting from my property sale, but that might not be possible and want to explore the seller of the replacement properties being willing to finance.Market is slowing down, so I want someone that is not opposed to making offers that make $ sense to me without offending the sellers.if this is you and  you can work quick with me, please reach out.

I always push for ERTS too but once it's an owner advertising on MLS and claiming to have strong offers already, I dont see why anyone in their right mind would just hand over the listing without any competition agains the work they've already put into marketing and leads/offers.Ie once a FSBO breaks down and takes an ERTS what if the the exclusive agent with right to sell after weeks and weeks doesn't bring any better offer and then the FSBO decides to go with an offer made right before the ERTS, the agent is still likely to claim they spent so much on marketing and such and so now want at least part of the commission per later agreement, when in reality the ERTS agent did not perform at all - just wasted his clients time-  and the FSBO performed better without agent and now has to deal with possibly being held liable for agent's marketing expenses etc when agent delivered nothin but crap.

A Realtor is subject to the Code of Ethics which has some extra disclosures when buying from a client(A contact for a listing can be considered a client) I would suggest spending time cultivating for agents who can deliver deals and marketing directly to sellers for off market deals will be the much better bang for the $$

If they wanted to deal with discounts for aging cap-ex items they probably wouldn’t have listed it “as is”.
