As landlords, we are not allowed to charge for utilities, so I basically make them write the check out to the utility company, consolidate the checks and send it out.

You would likely get help there.I would consider 2 things:(1)debt consolidation with my current home equity and or refinancing whatever debt I can - which could free up some cashflow. (2)credit repair services; these companies tend to assure everything on my credit repor should be there and is reporting accurately.Reg

@Chris Sukala It's really inefficient to keep those old 401ks spread out - at the very least, you should consolidate them into a single IRA, whether it's self-directed or not.FWIW, When I looked at it, the annual fees for the SD IRA started at about $400/year and went up from there.
