Selling isn't a bad option either as other posters have mentioned. 1 thing I'll say is that you could lean into Mid Term / Short Term rentals as well to juice up the revenue you get so you have higher cash flow.

If the market is a 8 cap then realistically you can negotiate a 9 or better and squeeze out more juice with the structure of the deal.If they call saying they want fully performing at a 12 cap in an amazing area you have to bring them down to this planet.
