If you are tight for rehab budget choose one and make it a feature - I would always guide you towards the kitchen and the bathroom to make your feature investment stand out -you want granite in these kitchens and upmarket ovens, wine coolers etc.

As a past tenant for years only one landlord ever gave me anything... a cheap bottle of wine. 

Maybe a high-top table, bar stools and wine glasses set up in a corner.  

@Jim K.Haha wouldn’t say drunk but after work with a glass wine or two reading up the forum and search for topics of interest that’s usually what I do.

Eventually I put a small wooden structure (called it a storage shed on the permit) and lived in that.

I’ve painted every wooden cabinet in my house with it.

So, in my opinion, if it's just wear from traffic with bare feet, especially, and not cleats, it's normal wear and tear.Now, if they spilled red wine and used a wire brush to try and clean it up - that's another story.
