I get a little nervous using a dual agent because I am new.

is called dual agency and I do not know it is legal in California.

One has a somewhat ugly house right across the street..the other has nicer neighboring houses but high voltage - high tension power lines in an easement behind the back yard.  

Personally I try and stay from Dual agency when possible. 

Newly installed HVAC system without permits - dual zone heating/cooling was installed and the two condensers at the exterior were installed too close together.
