, and most agreed that it would have been better to establish firm ground rules up front, developed a little thicker skin, (which is good for everyone), and be firm that any questions or concerns need to be directed to the property management company, (if Duke decides to engage a management company for ongoing service, which is by no means a slam dunk in his case).

Unfortunately some of the investors I've spoken to have this mentality that "the best deals aren't listed", which is a ludicrous idea to me, because no one is exactly going to call you to an alleyway pulling a house out of trench coats, but nonetheless, I'm curious as to what the biggerpockets' community thinks of this situation.

Hi @Brandon Schlichter, Can I ask - since most of your rentals are in Southern Ohio (Circleville and Chillicothe)  Just from doing some research on rural Ohio properties( I am from Marysville) I came to the follow conclusions:MANY landlords are tired landlords that mismanage their investment properties.There are many opportunities for fix and flips or BRRRR due to the homes being older and possibly in the rural markets (southern Ohio) not many people willing to make a rental unit look nicer than a new coat of paint.The home prices are very affordable Rentals and homes are in short supplyWould you agree with this?

Talk to enough homeowners and you'll soon find someone willing to sell at a wholesale price, especially if the owner lives out of state.Driving for Dollars: The last method is to simply drive around and look for homes in disrepair... things like uncut grass, broken down cars in the driveway, or properties that could really use a fresh coat of paint.
