No deals in Miami, too far to do rehabs and I have been there many times but I think the area is saturated and overpriced at this time. 

To @Andy Sabisch point the area is saturated so I tried pulling my on list with a specific area and buy box.

The metro Detroit market is highly competitive and pretty saturated right now.

My other worry is over saturation of rentals.  

(Not our best investment if we had to sell right now because the condo market is saturated.)We also have a rental out of state that we paid $53,000 for in 2004 and is now worth about $75,000.

The saturation and competition STR hosts are facing atm is very real, and that effect is likely to be exponentially more impactful in the MTR space as the tenant / guest pool shrinks into near oblivion

Prices are good, it is an investor friendly place and the revenues are good. 14 million people visit here every year, so it makes it a good investment in my experience.Hi Michael, Is it saturated?

In both Phoenix and Vegas the areas are so saturated with investors and vacant rentals and over loaded PM's, that it seems the out of state investor would get the least attention compared to the PM's friends and aquintances, locals and the biggests clients.

Due to the regulations on STRs, the MTR market is pretty saturated.

I focus more on off market, and have never used a turnkey company, but have heard they are becoming more saturated as time goes on.
